The perceived impacts of short-term rental platforms: Comparing the United States and United Kingdom

ABSTRACT
Short-term rental platforms such as Airbnb have enjoyed considerable success in recent years. However, critics accuse the of having negative impacts, leading to gentrification, disruption, and increased rent house prices. While research has investigated actual impacts short-term platforms, we lack systematic, generalizable, comparative evidence on perceived especially from a social exchange perspective country level. To address these shortcomings, conducted representative survey US UK with holistic set impacts. Using theory (SET) applying range multi-variate statistical analyses, exploratory factor analysis, cluster analysis discriminant systematically compare two contexts. The findings indicate that residents assess more positively than residents, for recreational, amenities-oriented economic Among respondents who used guests, perceptions are alike between countries, suggesting homogenization effect. We discuss theoretical practical implications results.
