Renewal Strategies for Older Hospital-Adjacent Communities Based on Residential Satisfaction: A Case Study of Xiangya Hospital

ABSTRACT
Since 2019, China has been promoting the renovation of old urban residential areas built in 2000 or earlier. However, older communities surrounding large hospitals face unique challenges, including deteriorating infrastructure, complex social dynamics, and conflicts between tenants residents. This study focuses on near Xiangya Hospital Changsha, Hunan Province, employing questionnaire surveys to analyze satisfaction demands across three dimensions: housing spaces, community public relations. Using multilevel linear regression, structural equation modeling, moderation effect analysis, this research systematically investigates influencing factors group heterogeneity. The findings reveal that greening, recreational facilities, property management are core drivers satisfaction, while relationships spaces play critical mediating roles. Distinct group-specific needs emerged: elderly residents prioritized security, responsiveness; medical students emphasized sound insulation tenant management; patients their families heavily ventilation lighting, hygienic conditions, infrastructure. To address these issues, proposes an integrated renewal strategy emphasizing integration physical upgrades soft governance. provide theoretical practical insights for systematic similar hospital-adjacent communities.
