본 연구는 도시정비사업 소요기간에 영향을 주는 요인, 특히 재개발과 재건축사업에 대하여 분석한다. 분석은 정비구역의 특성요인과 거시경제 요인으로 나누어 살펴보고 이러한 영향요인에 시기별로도 차이가 있는지 함께 분석 자료는 통계청의 정비사업현황 기초자료를 기반으로 하고, 재건축사업별, 정권시기별, 사업초기로 STATA 프로그램을 사용하여 비교 분석한다.분석결과 요인은 정비사업에 지속적으로 미치는 것으로 나타난다. 가장 큰 요인으로는 시행용적률로 확인된다. 재개발사업은 재건축사업보다 더 다양한 요인의 받는 확인되고, 재건축사업은 정비구역 특성에 기인한 원인이 유효한 영향요인으로 대한 정부규제 강도에 따른 요인분석에서는 규제가 강한 상황이 약한 상황보다 요인에 의해 분석된다. 연구의 시사점은 재개발ㆍ재건축 사업을 위한 사업특성과 기간별 상황을 고려한 정교하고 차별화된 정책 및 관리가 필요하다는 것을 시사한다.
